Tuning
Piano tuning can be an intense process for your piano, which is why it is so important that your piano is maintained regularly. The fluctuations in temperature and humidity with the seasons can cause the piano to go out of tune. Most pianos only need one tuning if serviced within 1-2 years. If your piano hasn't been serviced in 3 years or more, it will most likely need extra work. This work is called a Pitch Raise and involves stretching the strings back to the proper tension.
Voicing
Voicing the hammers is an important process that improves the quality of the piano's tone. Have you noticed after a tuning that your piano still doesn't sound even or consistent? Or does your piano sound too harsh or piercing? This may be due to hammers that were never regulated and need voicing to help regulate the tone quality.

Regulation/Repair
Regulation is an important part of keeping your piano's keys and the feel of the piano intact. The action is basically what makes your piano sound but is different from tuning. Like an engine and transmission in a car, the strings and action of the piano are completely separate but work together to make music. The action is incredibly intricate requiring nearly 4,000 parts of wood, felt, and metal to make music. Over time, the action will need regulation. It is recommended that the piano's action be regulated at least every 10-12 years.
Cleaning
Having the inside of your grand piano cleaned can have a dramatic effect. It not only improves the appearance but can improve sound and the longevity of your soundboard. Cleaning can be an intense process and should only be done by a professional.
